Performs analysis of small business loan applications as a basis for lending decisions. Underwrites Small Business Administration (SBA) 7(a) and 504 loans as well as conventional owner-user real estate loans subject to standards set forth by OneWest Bank and SBA, the Certified Development Company, and secondary market as applicable. Responsible for the coordination of loan packages from submission to the department through complete funding, including making recommendations regarding whether the SBA can and the bank will underwrite such loans. Responsible for loan denials prior to underwriting based on identification of credit risk as well as post approval according to analysis and judgment of adverse change. Interacts with all levels of SBA and bank personnel, business development officers, brokers, SBA secondary market, appraisers, and environmental consultants, bank and non-lending partners.

– Performs character reviews and analysis of both business and personal credit to include
background checks and analysis of tax liens, judgments, and bankruptcies to assess credit risk
– Formulates RMA (Robert Morris Associates) evaluations for analysis and comparison to national
– Performs extensive credit analysis regarding the business and personal income statements,
projections, and on the structure, trends, and sustainability of the balance sheet
– Collects and analyzes applicants' resumes, ownerships, and individual background to assess the
owners' ability to successfully operate the business
– Performs extensive analysis regarding the industry to assess potential future vulnerability to credit risk
– Reviews environmental due diligence and the property use to ensure real property has low risk of
environmental contamination
– Collects and analyzes appraisal information to ensure the collateral has sufficient value and is likely
to maintain a value sufficient to repay the loan in the event of default
– Reviews business assets pledged as collateral to asses a realistic liquidation value and potential
– Reviews title and zoning requirements
– Reviews historical trends to formulate future real estate value and use potential


3+ Years of SBA knowledge and Underwriting
-HS Diploma required, Bachelors preferred
